Sell Your Home Fast With These Top Tips | brokeGIRLrich

Selling your home can be a very stressful time, particularly when the market is down and the buyers have the upper hand. No-one wants to drop their asking price to a ridiculous level, just to sell their home fast. However in down markets, many people have to do just that.

So anything you can do to ease the process along, sell your home fast and achieve your asking price (so long as your price is reasonable, of course) is a huge bonus and should be grabbed with both hands.

To this end, here are some top tips that will help you to sell your home as fast as possible in any market, even if the buyers seem to have the advantage.

Things To Do Inside Your Home

Seriously, you need to declutter your home and remove as many personal possessions as possible. You want the buyers to imagine themselves living in your home, so a messy home with lots of family photos, jam packed with old furniture and which really needs a good clean, will do nothing but turn buyers away at the door.

Repainting some of your rooms to present a more neutral colour scheme is always a good idea, because this allows your buyers to better imagine their own furniture and belongings in your home. It also gives your home a much cleaner and fresher look throughout.

So hire someone to clean your home, put all personal possessions and extra furniture in storage for a few weeks, paint if necessary and even invest in home staging, if your furniture is a little outdated and worn.

Things To Do Outside Your Home

Optimise your curb appeal by mowing the lawn, picking up any debris, removing dead plants and cleaning the driveway. Hire someone to clean your roof and your external windows, repair broken awnings and any external timber features.

Paint where necessary and fix whatever clearly needs fixing. Unless your home is advertised as a fixer-upper and is priced accordingly, you need to show buyers that your home is in tip-top shape and ready to go. No-one wants to pay top dollar for a home that needs a lot of fixing up, renovating and a few garbage skips to make it liveable.

Speed Up The Settlement Process

Gone are the days when you had to wait months for your settlement to be finalised. Today, you can fast track the entire selling process by using PEXA, an electronic property exchange platform. All of your documents, such as land titles and mortgage records, can be lodged online and no-one even needs to attend the settlement. 1. I liked your first piece of advice to do things outside of your home to increase the curb appeal. Making sure things like your roof and gutters are properly maintained as well as updating the paint can definitely help people driving by the house and seeing the for sale sign get a good first impression. I liked that you said that nobody wants to pay top dollar for a house that needs a lot of renovating, so making sure you’re doing the small maintenance things will definitely help you sell your house faster and at the price you want!

    • I’m always astonished when I watch TLC house hunter type shows and people reject a home just because they don’t like the color of the paint. It’s such an easy fix – but it makes a huge difference to so many purchasers.

  2. Mel, do you get the land title before or after the purchase of a home? This is something that I have been wanting to know about since both my wife and I are wanting to buy a home. We each figured that it would be best to do that instead of living in an apartment and living far away from the family.

  3. I definitely agree that optimizing your curb appeal will definitely help sell your home faster. What stood out to me the most was the suggestion you gave to pick up any debris from your yard. Sometimes this can be a hefty job, but renting a dumpster would allow you to quickly gather up all of the garbage around your home and haul it off in one trip. Thanks for the great insight!

    • Megan, I liked the suggestion as well about cleaning up all the debris in your yard to increase the curb appeal, and it was something I fully wanted to do in my own yard, even though I’m not selling at the moment; however, I was unsure where to put all the debris, since most of the fallen tree branches from a recent storm would overfill the trashcans. That being said, I greatly appreciate your suggestion of using a dumpster rental! Having a large dumpster to put everything in would certainly save time and energy. Thank you.

    • That’s a really clever tip, to rent a dumpster to make larger clean-ups like that easier. I never really thought about it, but the last few times that I did big yard work projects I would’ve benefited greatly form a roll-off dumpster. I’ll have to keep that in mind as I start packing my thing sup to move. Thanks for the tip!

    • That is the best cleaning tip I’ve heard all day! I’ll have to look into renting a dumpster next time I have a big cleaning expedition (or when I finally decide to finish my basement). I can’t believe I never thought of renting a dumpster, but that is really clever!

  4. I gotta tell you, I failed to sell to someone because my windows were not clean. The first impression is very much the selling point. One little thing they don;t like and they will turn down your offer.

  5. My dad is in the process of doing some home remodeling! He has built up a ton of trash and debris in our backyard. You mentioned that renting a garbage bin would be able to help someone move. Do you think that it would be beneficial to my dad for him to rent one?

  6. I am not moving any time soon, but I am expecting to move at some point in the future. My roof has a bunch of missing shingles on it. Could I get a discount on a partial roof repair instead of full?

  7. Great tips Mel. I enjoyed reading your blog. Selling your home is really a stressful task and you need to preplan every single step because that will help you to deal with the problems you face while doing this job. Thanks for sharing.

  8. De-cluttering makes a huge difference in how a home feels. If junk is piled against the walls, and there aren’t clear paths around a room, your home probably won’t sell. You’re totally right. It’s so worth it to just rent a dumpster and throw out everything you haven’t used in the last year, and won’t use in the next year. The rest of it that you have doubts about, put it in a storage unit. You’re not selling your stuff too, so people don’t need to see your 1,000 piece gnome collection.

  9. These are great tips for boosting curb appeal. A lot of people don’t think about the roof very often. If it has been about 20 years since your roof was installed, I think it would be a good investment to have it replaced. Thanks for sharing!

  10. Indeed, when selling a home, making sure to make it less personal is a really good idea. Repaint rooms with modern colors that aren’t super vibrant, and use furniture that is a bit more bland and simple. Since you are moving anyway, you might as well move out all the personal stuff first, then the rest later.

  11. That’s true painting your walls a neutral color would help if you wanted to sell your place. I’ll have to do that. It helps people be able to visualize their stuff in the space easier. Little things that need fixing can also increase your home’s appeal. It doesn’t have to be a big renovation, but fixing things up doesn’t hurt.

  12. Thanks for your tips on how to sell your house quickly, Mel. Growing up, my parents had bought a new house, but still had their old home on the market. You make a good point about trying to make the inside of your house as appealing as possible. My parents refinished their wood floors and then their old house sold in a week. I’ll keep your tips in mind should I ever need to sell a home quickly.

  13. A cluttered space isn’t as attractive, that’s true enough. I guess we could help our place feel more updated by doing little things inside like repainting. Our walls could use it, now that I think about it. We will have to work on that soon.

  14. Curb appeal is indeed very important, for it’s the first thing people see when they pull up. I have seen people cleaning the driveway up before they leave, sometimes even resurfacing it. Having it resurfaced is a really good way to increase your curb appeal and get more out of the home.

  15. Changing the curb appeal of a home sounds like a good advice for me to maybe look into. Well, in my situation I’m going with my wife next week to a couple of home auction sites near her parent’s neighborhood. We’re doing this because of our need to move out of an apartment and start living a married live in a house.

  16. I had it on my list to have our roof checked for any needed repairs, but never thought about having it cleaned. I could spray it down with a power washer, but I don’t want to damage any shingles and the high-powered water might do that. Do you know how professionals clean a roof?

  17. Curb appeal is such an important part of keeping your house appealing for prospective home buyers. If you are asking a large sum of money for your house, like you mention, people like to know that they can move in and enjoy it right away. Thus, renting garbage bin and gathering up everything first can actually go a long way.

  18. One of the most important things to me when I see a house is the curb appeal. I totally agree that whatever you can do to optimize the curb appeal is a great way to increase the value of your home. If need be, renting a bin to get rid of trash would definitely be worth the investment.

  19. I was a little afraid to tackle the home renovation project, but I am finally starting. We weren’t sure what to do with all of the garbage, but then we read your comment about renting a dumpster! The whole article was great, and renting the dumpster saved us a lot of work!

  20. I like your advice to remove as much junk and personal items as possible when selling your house. People will be much more likely to look at a house clear of debris, and they’ll be better able to picture themselves in the house if it’s clean and orderly. People like a house that looks nice, and cleanliness is a great first step toward a nice-looking house. Thanks for the article.

  21. hi.!!
I still remember the time when I had to sell my old house. It was a real headache for me and my husband. Customers came but one by one they all rejected the property. After few days we realised that this was due to fowl smell from our old storage area and even our house needed few fixtures.
Glad that now a days we have a option to read such wonderful blogs and we get a lot of new things to learn.
    cheers.

  22. I’m generally flabbergasted when I watch TLC house seeker sort appears and individuals dismiss a home since they don’t care for the shade of the paint. It’s such a simple fix – however it has an enormous effect to such a large number of buyers.

  23. Don`t forget a renovating process! You can ask more if your house looks like new and clean. The easiest job will be re-painting all up. Messing with old furniture, refresh your locks and handles (clean them, don`t re-install a lock cylinder, future homeowners will definitely change the locks after the arrival by themselves or hiring a locksmith

  24. I like how you mentioned cleaning your yard and picking up debris outside to get your home ready to sell. My husband and I have been accumulating stuff over the years, and there’s quite a bit of junk in our yard now. I don’t think we really need any of it, so maybe it would be best to hire a junk removal company to come and take care of that so getting our house ready to sell is easier.

  25. Your advice on cleaning the outside of my home like picking up garbage, doing the weeding and moving was super helpful. We are looking to sell our home soon and want to make sure my house looks the best. Having the kids help me clean the outside will not only help me get them off video games but will help with the housework.

  26. Every buyer wants to get perfect home because home is a thing that most of the people buy once in a lifetime and they are paying for it so make sure if you are selling your home then it is in good condition that someone will not feel regret after buying. Thanks for the tips!

  27. My sister is hoping to sell her home but she currently has a lot of clutter. She’s hoping to rent a dumpster to get rid of all the junk. Thanks for these great tips on how to help sell your home.

  28. I just would like to add the conversation. Gutter cleaning is something that should be dome anyhow before you go to show a home. Any agent would surlily know a company you could use, IT helps in long run for a couple reason. IF the gutters are clogged, they will overflow leaving unsightly stains on siding or Grund, as well as run off flower beds showing prospective buyers’ property may have been neglected. Also, anyone that is interested in moving towards buying the home will surely hire an inspector. The inspector would point out to their client that it was needed not up to date. this again giving tan unnecessary perception of neglect. it just makes Sense in the instance of selling your home to have dotted all your I s
